Browse Offices for Rent by Malta District

Malta’s commercial office stock is concentrated across eight principal districts. Each has its own tenant mix, building stock and operational character.

Offices for Rent in Sliema

Malta’s most established commercial district. Premium seafront offices on The Strand and Tower Road, plus Tigné Point.

International finance, legal and client-facing professional services favour Sliema for its visibility and lifestyle appeal.

Offices for Rent in St Julian’s

Malta’s most prestigious office address and home of the MGA-licensed iGaming industry.

Landmark buildings include Portomaso, Pendergardens and the Mercury area.

Offices for Rent in Ta’ Xbiex

Harbour-side prestige with noticeably better parking than Sliema.

Ta’ Xbiex is home to embassies, fund administrators, family offices and MFSA-regulated firms.

Offices for Rent in Gżira

Practical, well-connected offices between Sliema and Msida.

Popular with iGaming, fintech and payment processors wanting Sliema-adjacent positioning with more parking.

Offices for Rent in Valletta / Floriana

Malta’s UNESCO World Heritage capital. Character office space near the Courts of Justice, government ministries and the MFSA.

Law firms, notaries and government-facing advisory practices prefer Valletta.

Offices for Rent in Mriehel / CBD

Malta’s designated Central Business District, with modern Grade A full-floor stock.

Key buildings include The Quad Central Business Towers, Trident Park, Avenue77 and Skyparks.

Offices for Rent in Birkirkara

Malta’s largest locality, with a central position and established business infrastructure.

Popular with local SMEs and companies scaling up from smaller premises.

Offices for Rent in San Ġwann / Naxxar

Central and north-central Malta, offering standard private suites alongside higher-grade business centres.

Popular with back-office functions, cost-conscious headquarters and firms that prioritise parking.

Types of Offices Available for Rent

Malta’s rental market has six main office types. Each suits a different stage of business maturity and level of commitment.

Serviced Offices

Fully furnished, internet-ready offices on all-inclusive monthly licences. Reception, meeting rooms, cleaning and utilities are included.

Move-in can be same day. See our serviced offices guide.

Traditional Private Leases

Bare or fitted premises on 1–9 year leases with a di fermo structure. The tenant handles utilities, internet and, typically, fit-out.

The most efficient option for stable, long-term occupation.

Plug-and-Play Offices

Furnished and cabled space a team can occupy with minimal setup, without the full management layer of a serviced office.

Faster than a bare lease, with more independence than a serviced suite.

Full-Floor Headquarters

Landmark buildings such as Portomaso, The Quad, Pendergardens and Trident Park.

Expect tenant-branded receptions, allocated parking and single-tenant or shared floor plates. Suited to regulated headquarters and multinationals.

Shell and Custom Fit-Out

Raw space delivered for the tenant to design and build. Maximum control over branding, layout and infrastructure.

Rent-free periods are often negotiable as a fit-out incentive. Suited to headquarters projects.

Coworking Memberships

Shared workspace with hot desks or dedicated desks in open-plan environments.

Suited to solo professionals, remote workers and two-person teams who value networking.

How Renting a Malta Office Works

The rental process is consistent across districts and office types. Here is what to expect from first enquiry to move-in.

1. Define Your Brief

Set out team size, preferred districts, budget, timeline, parking needs and fit-out preferences. The clearer the brief, the sharper the shortlist.

Use our space calculator to estimate your requirement.

2. Receive Your Shortlist

We return a curated set of properties, typically within the hour during business hours, including off-market opportunities.

Every property has its Class 4A permit confirmed.

3. Viewings

We arrange and attend viewings. For decision-makers outside Malta, we also offer video walkthroughs and virtual landlord meetings.

4. Offer and Negotiation

We negotiate on your behalf: rent, rent-free periods, di fermo and di rispetto terms, break clauses, deposit, parking, service charges and fit-out incentives.

5. Lease Signing

The landlord’s lawyer usually drafts the lease, and yours reviews it. The standard structure includes the di fermo, di rispetto and garanzija (deposit).

See our lease terms guide.

6. Fit-Out and Move-In

Serviced offices are ready same day or next day. Fitted private leases take 1–4 weeks. Shell premises take 6–20 weeks depending on scope.

We can introduce you to Malta’s leading fit-out firms if required.

Renting an Office in Malta: Frequently Asked Questions

What is the smallest office I can rent in Malta?

The smallest fully private offices are 10–15 sqm serviced suites suitable for a solo professional. Coworking dedicated desks are another option for individuals.

Small private leases under 30 sqm are also available in Birkirkara, San Ġwann and Valletta.

What is the largest office floor plate available for rent in Malta?

Malta’s largest floor plates reach 1,500–2,000+ sqm, in buildings such as Portomaso Business Tower, The Quad Central Business Towers, Trident Park and the Mercury Towers area.

Multi-floor configurations can exceed 3,000 sqm. These floors turn over slowly and usually conclude through off-market relationships.

Do I need a permit to use a rented property as an office?

Yes. Any premises used as an office in Malta must hold a valid Class 4A planning permit under Subsidiary Legislation 552.15. The permit attaches to the building, not the tenant.

If a property lacks Class 4A, a change-of-use application can be made, but approval is not guaranteed. Any lease signed beforehand should be conditional on approval.

What is a di fermo in a Malta commercial lease?

The di fermo is the fixed, binding period during which neither landlord nor tenant can terminate without breach. Office di fermo periods typically run 1–5 years.

It is usually followed by a di rispetto period that binds only the landlord, letting the tenant exit on notice, typically 3–6 months. See our lease terms guide.

What deposit is required to rent an office in Malta?

Standard practice is a garanzija (security deposit) of 3–6 months’ rent, refundable at the end of the lease. Serviced offices typically require 1–2 months.

Strong-covenant tenants can sometimes negotiate lower deposits, while shell fit-out projects may require a bank guarantee.

How quickly can I move into a rented Malta office?

Serviced and plug-and-play offices can be occupied within hours to a couple of days of signing. Furnished private leases take 1–2 weeks.

Fitted open-plan leases take 2–6 weeks, and shell-condition premises 6–20 weeks depending on fit-out scope.

Can a foreign company rent an office in Malta?

Yes. Foreign and international companies routinely lease office space in Malta, with no restrictions.

The considerations are the same as for any tenant: Class 4A verification, appropriate lease terms and the standard deposit. We regularly support corporate relocations to Malta.

Do rented offices in Malta include parking?

It depends on the district and building. Mriehel, Ta’ Xbiex, Birkirkara and San Ġwann buildings commonly include allocated parking.

Grade A towers such as The Quad, Trident Park and Portomaso typically include underground parking. Sliema and St Julian’s have the tightest parking, and Valletta tenants mostly rely on public car parks.

Does OfficeSpace.Rent charge tenants a fee?

Searching is always free. For serviced offices, the operator pays the referral, so tenants pay no commission.

For private leases, our agency fee applies only on signing and covers shortlisting, viewings, negotiation, lease structuring and move-in coordination. See our agency fee page.

What is the difference between a serviced office and a traditional lease?

A traditional lease is generally unfurnished space on a 1–9 year term, where the tenant handles fit-out, utilities, internet and insurance.

A serviced office is fully equipped and all-inclusive on flexible monthly terms. Plug-and-play offices sit between the two.

Can MGA-licensed iGaming firms rent any Malta office?

MGA-licensed operators need a Class 4A permitted office, lockable dedicated space, on-site staff and documented substantive activity.

Serviced private suites, business centres and traditional leases all qualify. Hot-desking coworking memberships typically do not. Confirm specific requirements with your corporate services provider.
