Planning compliance — why it matters, and what we do about it

Every office we recommend is verified for the correct Class 4A planning permit issued by the Malta Planning Authority. This is non-negotiable. Operating from premises without the correct use class is a planning infringement — exposing both tenant and landlord to enforcement action, potential lease voidance, and reputational damage. We check this as standard. You should never have to ask.

What we verify before recommending any property

Class 4A planning permit status — confirmed directly with the Malta Planning Authority where required. Lease structure review covering di fermo and di rispetto periods, notice provisions, VAT obligations (currently 18% on commercial leases), and security deposit requirements. We guide tenants through all of this before any heads of terms are agreed.
