The LEED Platinum rating is supported by a specific and documented set of measures rather than general claims: high-specification curtain-wall glazing with a high solar reflective index to reduce heat gain; rainwater capture from roof and piazza; a dual drainage system in which wash-basin water is treated in an on-site reverse-osmosis plant and reused for flushing; extensive landscaping; white surfaces and shading devices to limit heat intake; a three-pipe air-conditioning system selected for efficiency; movement-sensor LED lighting throughout; and heavy use of natural daylight. Developed by MIDI plc as part of the wider Tigné Point regeneration, the building is a nine-storey purpose-built high-end office development housing more than 15,000 m² of office space. Each floor is served by a bank of eight smart lift cars — an unusually generous provision that all but eliminates the peak-hour queuing common in tall Maltese buildings. Specification includes intelligent IT infrastructure, centralised HVAC heating and cooling, raised access flooring for straightforward cabling and reconfiguration, and large open-plan floor plates that adapt readily to different densities. SmartCity Malta, Kalkara — LEED Silver
SmartCity Malta holds the historic position in this market: building SCM01 was awarded LEED Silver by the US Green Building Council in 2012, the first LEED certification granted to any building in Malta. Buildings SCM02 and SCM03 followed. The wider campus — a 360,000 m² purpose-built technology park on the Ricasoli headland facing Valletta across the Grand Harbour, with roughly 160,000 m² of business space — was conceived on the Dubai Internet City and Dubai Media City model and remains the only development of its kind on the island.
Campus-level sustainability measures include stormwater management, water-efficient landscaping, solar-powered LED lighting and continuous energy monitoring, with roughly a third of the site given over to landscaped open space. Its distinguishing commercial feature is format rather than scale: the building blends conventional private office floors with a fully serviced business centre under one roof, allowing tenants to take a leased floor, a serviced suite, or to move between the two as headcount changes — without leaving the building or the certification.
The ground floor carries a substantial amenity offer, including restaurants and cafés, much of it open to the surrounding community as well as to tenants. OPUS Business Centre is the principal LEED-certified option in the Paceville corridor, and — alongside Spinola Park in St Julian's and The Centre at Tigné Point in Sliema — one of only three certified buildings in Malta's coastal prime districts. It is the answer for tenants whose ESG requirement is genuine but who cannot relocate away from the iGaming, fintech and hospitality cluster. The building occupies a landmark corner site adjacent to Mercury Towers and Pendergardens, with 62 to 64 metres of road frontage across two streets, seven floors above street level over seven basement levels, four passenger lifts, a dedicated concierge service, and an on-site cafeteria and restaurant. Typical floor plates run to approximately 572 m².
Headline rents from around €320 per m² per year position OPUS below the Portomaso and Mercury Tower tier, which typically commands €350 to €400+ — an unusual combination of certified status and value pricing within Paceville. The scheme is currently evolving into Spinola Terraces, a rebrand reflecting a broader repositioning of the site around how tenants and the surrounding community actually use it through the day.
The business centre covers approximately 12,000 m², with around 9,500 m² of office space, sitting above 495 car spaces — a substantial underground provision that directly answered a chronic parking shortage in the surrounding village. The wider scheme includes a 2,500 m² supermarket, a 1,600 m² food court with thirteen individually selected kitchens, around 1,400 m² of retail, a fitness club, a childcare centre and residential apartments.
The sustainability measures behind the BREEAM certification are unusually specific and start earlier in the process than most:

Skyparks Business Centre at Malta International Airport has long been cited among the island's BREEAM-certified commercial buildings. Its defining advantage is not the certification but the location: direct airport adjacency, which suits aviation businesses, travel and logistics operators, and any firm whose staff or clients fly frequently. Tenants should re-verify the current certification status directly, as the public references date from some years ago and BREEAM In-Use ratings require periodic renewal.
Savoy Business Centre, Sliema — the pipeline
Malta's certified stock is not static, and the most significant addition on the horizon is Savoy Business Centre in Sliema, with anticipated handover in Q4 2027. The scheme delivers approximately 4,000 m² of highly finished Grade A office space across 750 m² floor plates, with configurations available from a single floor up to a 2,250 m² three-floor footprint, supported by 100 dedicated car spaces — an unusually large parking allocation for central Sliema, where street parking is the district's chronic operational constraint. Headline rents start from €350 per m² per year.
Savoy matters to this guide for two reasons. First, Sliema has the tightest office supply and highest sustained occupancy of any Maltese district, at roughly 88%, and new Grade A stock there is rare — Savoy is the next significant delivery. Why Mriehel became Malta's green CBD
Three of the island's most significant certified schemes — Quad Central, Trident Park and Avenue77 — sit within the same Mriehel Central Business District, making it by some distance the densest cluster of certified space in Malta. That concentration is not coincidence. It reflects a combination of factors that the harbour-area districts, with their constrained sites and older stock, largely could not offer.
Site availability at scale. Certified buildings need land: for landscaping credits, for orientation and shading strategies, for the parking and cycling infrastructure that transport categories reward. Quad Central sits on 11,200 m²; Trident Park on 20,000 m². Sites of that size simply do not exist in Sliema or Paceville.
Industrial land ripe for regeneration. Mriehel's post-industrial fabric provided both space and, in Trident Park's case, an existing structure whose retention delivered a substantial share of the carbon saving. Retrofit is frequently the greenest option available, and Mriehel is where Malta's retrofittable commercial stock sits.
Institutional anchor tenants. The CBD hosts major regulated institutions including the MFSA and FIAU. Certification claims in property marketing are inconsistently worded, and the gap between "designed to BREEAM standards" and "certified BREEAM Excellent" is the gap between an intention and a fact. Work through the following before you rely on a claim.
- Ask for the certificate itself. Not a brochure statement — the certificate, with its reference number and issue date. A landlord who holds one will produce it readily.

- Get the sustainability position into the lease. If certification is material to your decision, reflect it in the heads of terms — including what happens if a rating lapses during the term.

Prioritise certification if:
- You are within CSRD scope, or supply businesses that are and face the requirement passed down to you.
- Your parent company or investors specify it. Group real estate standards commonly name a scheme and sometimes a minimum tier — check the policy before shortlisting, not after.
- You are competing hard for technical or professional talent and building quality forms part of your employer proposition.
- You are buying rather than leasing. For owner-occupiers and investors — notably at Quad Central, where SDA status removes AIP permit requirements for non-EU buyers — certification supports long-term asset resilience.
- Your energy consumption is unusually high, as with data-intensive operations, where efficiency measures produce a material and measurable saving.
It may not be the right priority if: you need a Gzira or Ta' Xbiex address for client-facing or cluster reasons, since no certified stock is currently identified in either district; if you need Sliema and The Centre at Tigné Point has no suitable availability, since it is the district's only certified building until Savoy completes; if your requirement is under roughly 100 m², since most certified buildings are scaled for larger occupiers; or if a specific walkable location outweighs the reporting benefit. In those cases, a modern uncertified building with strong energy performance may serve you better than a certified building in the wrong place — and it is more honest to say so than to push you toward a compromise that damages your operations.
How to shortlist certified space in Malta
Because the certified pool is small, a certified requirement is one of the easier briefs to run — but also one of the least forgiving, since availability across eight or nine buildings can be genuinely thin at any given moment. Three practical points.
Engage earlier than you would for uncertified space. A conventional Maltese office search can run on a three-month horizon. A certified search may need six to twelve months, because you may be waiting for the right floor in a specific building rather than choosing among many.
Define your minimum acceptable tier at the outset. If LEED Silver satisfies your policy, the market is meaningfully larger than if you require Platinum — which, in Malta, means Quad Central.
Decide how much district flexibility you have. This is usually the binding constraint. A firm that can move to Mriehel has real options across three buildings; a firm that must remain in Sliema is looking at The Centre at Tigné Point, and one that must remain in St Julian's is choosing between Spinola Park and OPUS. Where a single building is the only option in your district, availability timing rather than choice will drive your programme.
