The Virtual Agent programme at a glance
What is a Virtual Agent in Malta?
A Virtual Agent is a referral partner of OfficeSpace.rent. Your role is to identify people in your network who need office space in Malta — or landlords with vacant office space — and pass us the introduction. We handle everything from there: shortlisting, viewings, negotiation, Class 4A verification, and lease signing. When a referred deal closes, you receive a referral commission.
What you don’t need
No real estate licence. No prior office property experience. No specialist qualifications. No office hours or fixed working schedule. No client follow-up — once you submit the referral, the workload is ours.
The model is deliberately friction-free: a Virtual Agent is a passive income partner, not an active agent. You refer, we deliver, you get paid.
What you need
- A network — business contacts, friends, colleagues, or family in Malta
- A sharp eye for opportunity — spotting conversations about office moves or vacant space
- Motivation to earn — the more referrals you submit, the more you earn
- 5 minutes to register — that’s the entire onboarding
Two ways to refer — tenants or landlords
You can submit two types of referral — companies searching for office space, or property owners with vacant office space. Both pay the same referral commission rate on every successful placement.
Refer a company looking for office space
Do you know someone searching for office space in Malta? Their move could be worth money to you. Common scenarios:
- Someone in your network is actively searching
- You’re well connected in Malta’s business community
- A friend’s or colleague’s company is relocating or expanding
- You overheard someone mention they need a new workspace
- An international firm is opening a Malta office
Pass us the lead — we handle the rest, from shortlist to signing.
Refer a property owner or vacant office
Vacant office space in Malta is more common than you might think — and owners are always looking for reliable agents. Common scenarios:
- Someone in your network is vacating their office soon
- Your own company is planning to relocate
- You’re aware of vacant office space sitting unused
- A landlord you know is struggling to find quality tenants
- A building owner wants professional marketing for their stock
Tell us about the property — we’ll do the legwork to fill it.
There is no cap on how many referrals you can submit. One referral per year or one per week — every successful deal pays the same rate. Read our full agency fee structure to understand exactly how the underlying commission works.
The 3-step referral process
The Virtual Agent workflow is intentionally simple. From referral to payout, the whole journey involves three steps on your side — and minutes of your time per lead.
No work between step 1 and step 3 on your side. We keep you updated on progress, but the operational workload is entirely ours.
What can you earn? — worked example
To make the maths concrete, here is a realistic Malta scenario with all numbers shown. The referral commission is calculated on OfficeSpace.rent’s agency fee for the deal — not on the rent itself.
Scenario
You refer a 15-person fintech firm that signs a 200 sqm office lease in Mriehel CBD at €280 per sqm per year. Your referral fee is 10% of OfficeSpace.rent’s agency commission on the deal.
Payout is made once the lease is signed and our agency fee is received. Refer five mid-size deals like this in a year and your passive income exceeds €2,800 — for work measured in minutes per referral. Larger deals (Grade A buildings, larger floor plates) pay proportionally more. See our Malta office pricing guide for typical rent levels by area.
Who the Virtual Agent programme typically suits
The model works for anyone with a Malta business network — no real estate background required. If you recognise yourself in any of the below, the programme is designed for you.
- Freelancers & consultants — turn business contacts into income
- Stay-at-home professionals — flexible earning, your schedule
- Active networkers — monetise the relationships you already maintain
- Business community insiders — iGaming, fintech, finance, professional services
- Property professionals — architects, surveyors, contractors
- Legal & accountancy practitioners — clients often need office moves
- Existing OfficeSpace.rent clients — refer fellow business owners
- International liaisons — companies setting up in Malta
Most of our most active Virtual Agents are not in real estate at all — they’re consultants, lawyers, accountants, and HR professionals whose clients periodically need office space and who would otherwise have no way to monetise that knowledge.
Why refer to OfficeSpace.rent specifically
Referral commissions are only as valuable as the rate at which the underlying deals close. Refer to a struggling agency and your leads dry up. Refer to Malta’s leading commercial office specialist and the conversion rate is materially higher — which means more of your introductions actually pay out.
9+ years dedicated exclusively to commercial office space in Malta — no residential, no retail. Focus translates into closing rate.
The most active dedicated office agency on the island. Your referrals land in experienced hands, not at a training desk.
63 verified reviews. Clients trust the name you’re referring — which means a higher chance of the deal closing.
Our 10% agency fee structure is published openly. You always know exactly what your referral commission will be.
The largest active commercial office portfolio in Malta — including off-market stock. Your prospects have the widest possible choice.
Every property is Class 4A permit checked before recommendation — eliminating one of the top deal-killer issues.
Virtual Agent programme — frequently asked questions
No. The Virtual Agent role is a referral arrangement, not a licensed real estate activity. You introduce the prospect to OfficeSpace.rent; all licensed real estate work — viewings, negotiations, lease coordination — is carried out by our regulated team. No licence, no exam, no industry registration required on your side.
Referral commission is 10% of the agency commission OfficeSpace.rent earns on the deal you refer. On a typical 200 sqm Malta office at €280/sqm/yr, this works out to €560 per deal. On larger or premium-location deals (Sliema, St Julian’s, Grade A buildings), the payout is proportionally higher. Refer five mid-size deals in a year and your passive income exceeds €2,800. There is no cap on referrals.
Your referral commission is paid once the lease is signed and OfficeSpace.rent has received its agency fee from the client. We issue a formal invoice and receipt for transparency. From referral submission to payout typically takes 4–12 weeks depending on the client’s decision pace.
No contracts, no minimum targets, no exclusivity, no obligations. You refer at your own pace, on your own schedule. One referral a year or one a week — every successful deal pays the same rate. You can pause, resume, or leave the programme at any point with no notice required.
No payout, but no cost or penalty either. Referral commissions are tied to successful placements only. You can submit as many referrals as you want — the model is volume-friendly because there’s no downside to a lead that doesn’t convert.
Yes — both types of referral are welcome and both pay 10% of our resulting commission. Landlord referrals (where you introduce a property owner with vacant space) are particularly valuable because each successful landlord onboarding can produce multiple tenant placements over time, each generating commission.
Once registered, you have access to submit referrals through our system. We update you on status milestones — lead acknowledged, first viewing booked, negotiation in progress, signed — so you always know where each referral stands without having to chase.
Yes — referral commission is taxable income in Malta. Specific treatment depends on whether you are operating as an individual, sole trader, or company, and whether you are VAT-registered. We recommend speaking to a qualified Maltese tax advisor about how to declare this income alongside your other earnings. See our Malta VAT and tax guide for general orientation.
