The Malta Office Market in 2026
Demand for quality office space in Malta remains strong, driven primarily by the iGaming, financial services, and technology sectors. Sliema and St Julian's continue to command the highest rents, while Mriehel's Central Business District has matured into a credible alternative for larger occupiers seeking modern, purpose-built space with better parking and more competitive pricing.
The most notable shift we are seeing is toward smaller, higher-quality offices. Companies that previously took 500 sqm are now looking at 300 sqm designed around hybrid working — fewer fixed desks, more meeting rooms, better facilities. This is changing what good value looks like, and we help clients plan around it rather than defaulting to old assumptions about how much space they need.
Sustainability is also becoming a real factor in procurement decisions, particularly for international firms with ESG obligations. We can identify buildings with energy efficiency credentials and help companies factor environmental performance into their office selection.

Sliema & St Julian's remain the most sought-after addresses for iGaming companies, tech firms, and international brands. Seafront buildings, strong transport links, and proximity to restaurants and amenities make these areas easy to recruit into — but expect to pay a premium and compete for parking.
Mrieħel CBD is Malta's most developed business district. Modern buildings, ample parking, and central island location make it ideal for larger occupiers in finance, technology, and logistics. Rental rates are more competitive than the seafront areas with no compromise on build quality.
Gzira & Ta' Xbiex offer waterfront prestige at slightly lower cost than Sliema, with a growing number of high-quality commercial buildings. Popular with professional services firms, embassies, and regulated businesses.
Valletta suits legal firms, advisory businesses, and organisations that value the authority of a capital city address. Character buildings and sea views, but limited parking and older stock.
Naxxar, Birkirkara & Swatar provide affordable, central options with good road access. Popular with companies where location is secondary to cost and parking availability.
Planning Permits and Legal Compliance
Every office we recommend to tenants is verified for the correct Class 4A planning permit from the Malta Planning Authority. This is non-negotiable. Operating from premises without the correct use class is a planning infringement that exposes both tenant and landlord to enforcement action. We check this as standard — you should never have to ask.
