Services

OfficeSpace.Rent assists with office rentals and purchases, including conventional premises, furnished offices, serviced suites and larger headquarters. Its work includes understanding occupier requirements, preparing shortlists, arranging viewings and supporting negotiations.

It also provides office-property advice to landlords and investors, including rental positioning, refurbishment considerations and leasing strategy. Its property catalogue includes other commercial categories alongside offices.

The search service has no upfront agency charge. A placement fee applies on successful lease signing under the published agency fee terms. Those terms currently state 10% of the first year’s rent plus 18% VAT on the fee for each party. Transaction-specific fees are confirmed in the engagement terms.

Published listing catalogue

On 31 October 2026, the website’s public property API returned 3,806 unique published property records tagged General Office Space, Serviced Offices, or both, within 4,022 published property records overall.

These are website catalogue counts, not a count of offices independently confirmed as available today. Categories can overlap, and a listing record does not necessarily represent a separate building. Prices, availability and terms require confirmation with the agency.

The property search provides the broader catalogue. The available office selection is a curated subset.

Count source: the public WordPress property endpoint, using its X-WP-Total response header. The office count applies the combined property_type filter for General Office Space (104) and Serviced Offices (105), counting overlapping records once.

Locations and pricing

Office searches cover business areas including Sliema, St Julian’s, Gżira, Ta’ Xbiex, Valletta and Mriehel, as well as other locations in Malta.

These resources include estimates; advertised asking rents and completed transaction prices measure different things.

Conventional office rent is commonly expressed in euros per square metre per year. Serviced offices may be priced per desk or per suite per month. Included services, VAT treatment, parking, utilities and common-area charges depend on the offer and lease.

Space planning

An initial office-space estimate is approximately 10–12 square metres per person. For an office area of A square metres, an indicative desk range is A ÷ 12 to A ÷ 10, rounded to whole desks. This is approximate and subject to the final layout; parking, terraces and other non-office areas are excluded. The relevant office-area basis must be identified before applying the estimate.

Lease terminology

• Di fermo: the agreed firm commitment period of a lease, subject to its contractual provisions and applicable law.
• Di rispetto: a subsequent lease period during which termination may be possible under the agreed notice and break provisions. This period and the notice requirement are separate concepts; rights depend on the contract.
• Notice period: the advance notice required to exercise a termination right, including any specified service method and timing.
• Garanzija: a security deposit or other agreed security for lease obligations. Its amount and return conditions are contractual.
• Konvenju: a preliminary promise-of-sale agreement used in a property purchase.
